Spotsie.com (or Spotsie) is a website for students and landlords to browse, search, find, list, advertise, comment about, and save information regarding the renting or subletting of properties. What follows is an overview of the terms and conditions you (the user) agrees to by using or accessing any of the pages or services offered by Spotsie.com. It is the user's responsibility to check these Terms for any changes in the future that may affect his/her agreement to the Terms.

Sign up and registration
Certain parts of Spotsie.com are for members only. Accessing features such as saved properties, saved searches, friends, personal information, commenting, privacy settings, listing properties, and managing listings is reserved exclusively for members. It is free to sign up with a user account as well as a landlord account. However, Spotsie reserves the right to decline anyone membership with Spotsie.com. We also reserve the right to disable or remove your account for worthwhile reasons.

When signing up with an account, users must provide at least the minimum amount of information and it is assumed to be to the best of their knowledge accurate and true. Upon successful completion of the registration process, users are required to activate their accounts by accessing a page provided in an email sent to the address they signed up with. Only then can users access the members only features of the site. All information provided during registration process and during any subsequent use of the site is subject to Spotsie's Privacy Policy.
Site use and availability
Spotsie reserves the right to pull part or all of any page listed at any time without notice. Even though this is highly unlikely, in the event of such a situation we maintain the right for technical, legal, or other reasons. In addition, since Spotsie is hosted by another party, there is no guarantee that the site will be up, functioning, or operational 100% of the time. Though we put a great amount of effort into ensuring maximum uptime, we can't fully guarantee it. Likewise, we can make no claims or guarantees as to the suitability or compatibility of the site for any purpose.

It is the user's responsibility to have the necessary hardware and software for running and accessing Spotsie.com and its features. This includes, but is not limited to, a modern web browser, javascript capabilities, and a functioning computer. Use of the site is also at the user's own risk. We are not responsible, nor do we promote, endorse, or provide any spyware, malware, or malicious code onto your machine. Finally, Spotsie and its operators make no guarantees to the availability of any user submitted content such as photos, listings, comments, contact information, et cetera.
Member conduct
Members and users of Spotsie have access to listings, comments, and profile information of themselves and other users. Members have exclusive access to the aforementioned registered user features. There is no guarantee that these features or content submitted through the use of these features will be included. Sometimes, network connections and server issues will prevent the inclusion of submitted content. In such cases, it is the user's responsibility to re-submit or re-remove any information they deem suitable.

Members agree not to submit any content which is: vulgar, racist, threatening, abusive or otherwise offensive; of a sexual or adult nature; illegal; damaging to site operators and it's business partners; copyrighted without prior written consent from copyright owners. Spotsie operators get full and final say over which content is deemed to fall into any of the above categories. Also, Spotsie operators can remove or modify any content as they see fit.

Members agree not to use the site for any commercial purpose, including but not limited to advertising products and services other than property listings on the site, or gathering information on site members for commercial use or re-sale. We take great efforts in ensuring the privacy of all users, and no user is permitted to collect and/or distribute this information for any purpose under penalty of law. Members must not attempt to impersonate any person, ficticious or otherwise, in order to gain access to information, areas or features which would otherwise be off-limits. This includes pretending to be a site operator, administrator or moderator to gain any access or information.
Copyright policy
Members may not submit any copyrigthed content without written consent from the copyright owner(s). Spotsie is not responsible for any copyrighted material that appears on the site, but we will make every effort possible to remove it in a timely manner once notified of its presence. Members may not copy, modify, or re-distribute outside the site, any content from the site without prior written consent from the site operators. Members agree that Spotsie operators get the non-exclusive, royalty-free, non-terminable right to copy, modify, distribute, show in public and create derivative works in any form, anywhere, from content submitted by members.
Suspension and termination of serviceSite operators may suspend or terminate any user's membership for breach of these terms and conditions or for any other inappropriate behavior at Spotsie's sole discretion. The user's data will still be stored with Spotsie in the event that the user is granted access again. If any user who has had their account status revoked wishes to have their data removed as well, they can inform us and we will take action to remove such information.
Business partners and affiliates
Spotsie reserves the right to allow business partners and affiliates to offer and/or advertise their products or services anywhere on the site. While advertisements are not something we're planning anytime, we still reserve the right. All advertisements will strictly comply with our Privacy Policy. Soptsie also makes no guarantee as to the suitability of any third party product or service for any use. Members agree that any transactions carried out with a business partner or affiliate of site operator are subject to business partner or affiliate terms and conditions, except when those terms are in conflict with Spotsie's own terms. Spotsie is not responsible or liable in any way for behaviour, conduct or actions of business partners and affiliates, but we will never be affiliated with any entity that violates our terms, ethics, or policies.
Liability
Spotsie is not liable to users or any third party for any indirect or consequential loss or damage, or for any loss of data, profit, revenue or business, howsoever caused. We also never act as a third party in facilitating any business whatsoever between renters and landlords. We solely act as a directory for renters and landlords. Spotsie is not responsible for conduct of members, and takes no responsibility for their actions. Spotsie is also not liable for failure to perform any of its obligations under this Agreement caused by matters beyond its reasonable control.
Jurisdiction
This agreement of Terms and Conditions is governed by the laws of the United Stated of America. In the event that any part of this agreement is found to be invalid or unenforceable by law, the remainder of the agreement shall remain valid and enforceable. Users are also advised to consult our Privacy Policy and Legal Policy for more information.
